However, policy protection is dependent on the type of unit that’s been affected by the peril. Dwelling insurance covers HVAC systems located inside the house, while personal property insurance covers standalone air conditioner units.

When Does Homeowners Insurance Not Cover HVAC Repairs?

Cooling and heating systems that break down due to old age or general wear and tear will not be covered by your homeowners insurance. This means it will be up to you to locate the source of the problem, such as a frozen evaporator coil or broken fan, and schedule a repair. Similarly, if you fail to change the air filter according to the manufacturer’s recommendations, any damage incurred will not be covered under your policy because it’s considered owner neglect. This is why it’s incredibly crucial that you perform tune-ups and safety checks on your HVAC system at least once a year. Other common exclusions include damage from catastrophic events, such as earthquakes or floods.
